Why Upgrade Your Irish Home in 2026?

Irish homes built before 2011 often lose up to 30% of their heat through uninsulated attics and another 35% through poorly insulated external walls. In the face of fluctuating winter heating bills, upgrading your home's thermal efficiency is the most reliable way to achieve permanent energy bill savings.

The Sustainable Energy Authority of Ireland (SEAI) provides a range of home energy upgrade grants to help reduce the capital cost of retrofitting. From simple attic insulation improvements to deep retrofits that completely transform your Building Energy Rating (BER), these grants make energy efficiency upgrades accessible to everyday Irish homeowners.

Important 2026 Update

SEAI grants have been structured to incentivize heat retention first. This means properties must meet minimum insulation requirements before receiving funding for heat pump systems.

Available SEAI Grant Rates (2026 Schedule)

Grants are paid at fixed rates depending on your house type. Below is the complete schedule of grants available under the Individual Energy Upgrades scheme (also known as the Better Energy Homes Scheme).

1. Attic Insulation Grants

Insulating your attic is the fastest and most cost-effective way to improve your home's heat retention. Warm air rises naturally, and in an uninsulated home, up to 30% of this heat escapes straight through the ceiling. SEAI attic insulation grants offset the majority of the cost, making this an upgrade with an immediate return on investment.

2. External Wall Insulation (EWI) Grants

EWI, commonly referred to as "wrapping" your home, involves fixing rigid insulation panels to the exterior walls and finishing them with a weather-resistant silicone render. This is the most comprehensive way to eliminate thermal bridging and cold spots, giving your home a brand new exterior look while increasing interior temperatures.

3. Air-to-Water Heat Pump Grants

Heat pumps absorb heat from the external air and compress it to heat water for radiators, underfloor heating, and domestic hot water. A heat pump requires a well-insulated envelope to operate efficiently, which is why a Technical Assessment must be performed by a registered engineer prior to receiving approval.

Eligibility Rules & Requirements

To guarantee that your SEAI grant application is approved without delays, your property and selected tradespeople must comply with these core regulations:

  • Property Age (Insulation & Heating Controls)

The property must be built and occupied prior to 2011 to qualify for attic, wall, or heating controls grants.

  • Property Age (Heat Pumps & Solar PV)

The property must be built and occupied prior to 2021 to qualify for solar panels or air-to-water heat pump grants.

  • Registered Installers

All work must be carried out by an SEAI registered contractor who is active on the official database. Homeowners cannot complete the work themselves.

  • Post-Upgrade BER

For specific grants, you must complete a post-upgrade Building Energy Rating (BER) assessment to release the funds.

  • Previous Funding

You cannot receive a grant for a specific measure if that property has previously received funding for the same measure.
